Don Casey

Chief Executive Officer

Don Casey is president and chief executive officer of Title Resource Group, a full-service title and settlement services company serving real estate companies, affinity groups, corporations and financial institutions in support of residential and commercial real estate transactions.   The network of companies provides coast-to-coast access to its services, enabling TRG to successfully handle title and settlement in any corner of the United States and the U.S. Virgin Islands. TRG operates over 50 brands with approximately 340 branches and over 1,800 employees.

A native of Pennsylvania, Casey earned his bachelor’s degree in accounting from Villanova University. 

Casey held multiple senior level positions within Cendant/Realogy, beginning with the role of secondary marketing analyst for PHH Mortgage in 1989.  He was promoted to vice president of government operations in 1993 and to senior vice president of real estate brands in 1995, where he focused on working with NRT and Realogy real estate affiliates. 

In 2002, he was appointed president and CEO of TRG, when (then) Cendant consolidated its title and settlement services assets within its Real Estate Services Division.  Under his leadership, the company has experienced significant growth. He provided a company, formed through acquisitions, with a common culture and vision, creating a single team dedicated to creating coverage and providing service to its core customer base. In addition, Casey oversaw the acquisition of an underwriting entity, today known as Title Resources, and created a Lender Services division to contribute new sources of revenue and enhance support for customers.  Overall, TRG has increased EBITA from $6.7 million to a $50 million over the past 12 years.

Prior to joining PHH Corporation, Casey served as vice president of the first mortgage alliance program for Westpac Pollock Mortgage Finance. He was also vice president of mortgage finance for L.F. Rothschild Mortgage Capital Corporation.

Michael Gozdan

Senior Vice President, General Counsel

Mike began his career with Cendant in 1992 as regulatory compliance counsel for PHH Mortgage (PHH). In that role Mike was responsible for handling the licensing responsibilities for PHH in 50 states, managing all banking department examinations, providing advice on applicable state and federal regulatory laws, including RESPA and managing PHH’s contract process with approximately 600 mortgage broker and banker relationships. Mike was later promoted to Vice President, Assistant General Counsel and assisted in developing PHH’s private label program, handled federal regulatory compliance issues including Gramm Leach Bliley, and the Truth-In-Lending Act, and was responsible for negotiating strategic vendor agreements.

In 2002 Mike came to Title Resource Group (TRG) and assumed responsibility for TRG Settlement Services. TRGSS is TRG’s centralized title agency that provides search, title and closing services in all 50 states. Under Mike’s leadership TRGSS handled record refinance volume and also developed several new offerings, which include search products, and a mailaway-closing program, which are widely utilized by PHH and their customers.

In 2003 Mike assumed responsibility for TRG’s Relocation Services Division. Mike led the Relocation Division through a significant restructuring into its current regional closing operations.

In 2006 Mike became the General Counsel for TRG. In that capacity Mike is responsible for overseeing all of the legal functions for TRG including mergers and acquisitions, federal and state regulatory compliance, contract management and all other legal support for TRG.

Mike received his undergraduate degree from Villanova University in 1989 and a Juris Doctor from Widener University School of Law in 1992.

Mike resides in southern New Jersey with his wife and three children.

Thomas N. Rispoli, Jr.

Senior Vice President and Chief Financial Officer

 Thomas N. Rispoli Jr. joined TRG in April 2005 and currently serves as the Senior Vice President and Chief Financial Officer. Tom has oversight responsibility for TRG’s financial reporting, planning, analysis, facilities and accounting operations and initiatives.

Prior to joining TRG, Tom was the Chief Financial Officer of The Chubb Institute, a national educational services company.

Tom has close to 20 years of finance experience. He began his career with Coopers and Lybrand, an international public accounting firm. Subsequently, he held various financial management positions with Companies spanning the education services, business process outsourcing and apparel manufacturing industries.

Tom, a Certified Public Accountant, has a BA in Accounting from Seton Hall University and is member of The American Institute of Certified Public Accountants and New Jersey Society of Certified Public Accountants.

Tom resides in central New Jersey with his wife and two children.




Nehal Trivedi

Nehal Trivedi

Senior Vice President and Chief Information Officer

Nehal Trivedi joined TRG in June 2003 and is the Chief Information Officer for TRG. Nehal has overall responsibility for TRG’s IT systems and infrastructure, including key proprietary business applications.  Additionally Nehal is also the Chief Technology Strategist for TRG’s parent company Realogy. In that role Nehal works across Realogy businesses connecting dots on various IT initiatives especially around emerging technologies.  Nehal has over 20 years of experience across start-ups and Fortune 500 companies. Prior to joining TRG, Nehal had extensive experience in Financial Services sector including: Chief Technology Officer at Ecount (now Citi Prepaid), Director of IT Architecture and Planning at Juniper (now Barclays Credit Card), and First Vice President of IT at MBNA America Bank (now Bank of America).

Nehal has an MBA from Stern School of Business at New York University, MS in Computer Science from University of California Santa Barbara, and Bachelors in Computer Engineering from Gujarat University, India.  Nehal resides in southern New Jersey with his wife and three children.

Walter Mullen

Senior Vice President, Chief Strategy Officer


Walt Mullen joined TRG in 2004 and is responsible for identifying and prioritizing expansion opportunities for TRG across the United States via acquisition and organic growth opportunities. Walt’s growth objectives are to position TRG and its coast to coast footprint as a market leader in both Title and Settlement Services for Real Estate Purchase Transactions, Lender Based Products and Services, Real Estate Owned (REO) transactions, and 1031 Exchange Services. A core part of this focus is the development and operation of title programs for our Real Estate affiliates across the country as well as Lender services in the area of direct origination title and settlements as well as REO related work products. Walt’s goal is to develop settlement services programs that provide solid, convenient, service focused business opportunities for both TRG and it’s partners which are compliant with local and national regulations.

Prior to his tenure at TRG Walt worked as Vice President of Business Development and Integration for Cendant Mortgage Corporation, now PHH Mortgage. Prior to Cendant Walt worked for the General Electric Company in its financial services Division, GE Capital, where he held positions in Business Development, Integration, Transactional Pricing, and Financial Management. Walt holds a Bachelor of Science in Business Administration from Northeastern University, and a Masters in Business Administration from The Johnson School of Management at Cornell University.

Don Evans

Senior Vice President, Southern Region

Don began his career with Cendant Mortgage in 1998. During his tenure he held positions in Sales and Secondary Marketing as a Senior Hedging & Trading Analyst. In 2002, Don came to Title Resource Group (TRG) to build the infrastructure and provide the day-to-day leadership for TRG Convenient Closing Services (CCS).

Don was instrumental in expanding the CCS program and other lender services under the TRG Settlement Services brand. Through his leadership the lender services business handled record refinance volume and also developed several new offerings, which included search products and a mail-away closing program both widely utilized by three of the nation’s top five lenders.
   

In 2012, Don served as Senior Vice President responsible for TRG Relocation Services Division, Lender Services and Real Estate Joint Ventures.

Currently Don serves as Senior Vice President South Region/President, Sunbelt Title responsible for the direct operations in Florida (Sunbelt Title) and Texas (Texas American Title Company and American Title Company) and continues to oversee the Service Analytics in his new role.

Don is married with three children and is based in Tampa, Florida.




Debbie Higgins

Deborah Higgins

Senior Vice President, Human Resources

 

Deborah Higgins joined TRG in 2009 as senior vice president for human resources. Deborah brought 25 years of experience in all disciplines of human resource management, primarily in the retail services industry.

Deborah oversees human resources for TRG’s 2,000 employees in 385 branches across the country and the District of Columbia. In her most recent role with a fine jewelry retailer, Deborah held a similar post responsible for the total human resources function for a 900-store chain with 6,500 employees in 44 states.

Before joining TRG, Deborah was senior vice president of human resources for Finlay Fine Jewelry for the past 12 years, where she drove company-wide best practice initiatives in recruitment and retention programs, merger transitions, performance management programs, employee relations, compensation and reward programs, among others. Her earlier corporate experience includes stints with Lechters as director of human resources, and Macy’s East, where she spent 11 years in numerous positions of increasing responsibility within human resources.

Deborah is a graduate of Rider University, and she is a member of Society for Human Resources Professionals (SHRM) and the Tri State Area Human Resource Association.

Scott McCall

Chief Executive Officer, Title Resources Guaranty Company

 

Scott McCall joined TRGC in 2009 as the Chief Executive Officer. In this capacity, he is responsible for identifying and prioritizing expansion opportunities for TRGC across the United States.

Prior to his tenure at TRGC, Scott worked as Senior Vice President of National Agency Operations for Lawyers Title Insurance Corporation and LandAmerica Financial Group in Richmond, VA. During his 22 year tenure, he held a number of executive positions of increasing responsibility, including SVP of National Lender Operations, SVP of the Midwest Region, VP and Florida State Manager as well as led their Commercial Operations out of Boston, MA.

 

Scott holds a Bachelor's Degree from the University of Florida and his Juris Doctor Degree from the Thomas M.Cooley Law School. He is a member of the Florida and Virginia Bar and a current member of Leadership Metro Richmond, a community service program that seeks to advance the Richmond, VA region by educating, energizing and connecting a diverse group of local leaders to serve the community.

 

Scott resides in Richmond, VA, with his wife and two children.

Ralph Burnet

Senior Vice President, Midwest Region


Ralph Burnet is Senior Vice President of the Midwest Region of Title Resource Group (TRG), a full-service title, settlement, and vendor management services company serving real estate companies, affinity groups, corporations and financial institutions in support of residential and commercial real estate transactions.

Ralph began his real estate sales career in 1968 and founded his own company in 1973, which he sold to Merrill Lynch Realty Associates in 1982. He then served as their Eastern Regional President until he repurchased his company in 1990. Eight years later in 1998, Burnet Realty was acquired by Cendant and began operating as Coldwell Banker Burnet.

Ralph served as Regional Senior Vice President of NRT and was later named to his current position of Senior Vice President of the Midwest Region of TRG. Ralph’s responsibilities at TRG include title operations in the states of Illinois, Indiana, Minnesota, Missouri, and Wisconsin. He also continues to hold the position of Chairman of Coldwell Banker Burnet.

Ralph attended St. Lawrence University and the University of Minnesota. His board memberships have included the Walker Art Center, Piper Jaffray, the Greater Minneapolis Chamber of Commerce, Breck School, and Fannie Mae. Ralph and his wife Peggy reside in Wayzata, MN. They have three children, and five grandchildren.

Robert Fitzpatrick

Senior Vice President, Northeast Region


Robert joined Cendant Mortgage (then PHH Mortgage Services) in 1989 as a Sales Consultant. He was promoted to Vice President of Real Estate Sales in 1998. As Vice President of Real Estate Sales Robert was responsible for the implementation of the mortgage program for Century 21, ERA and NRT Real Estate.

Robert has also managed the over 300-person teleservices center for Real Estate Sales in Mount Laurel, NJ.

Robert joined Title Resource Group in 2003 and assumed responsibility for managing the Northeast Region. In 2004 Robert was promoted to Senior Vice President, Northeast Region.

Neil Gulley

Senior Vice President, Western Region


Neil Gulley has been Senior Vice President, Western Region of Title Resource Group (TRG) since 2004. In this capacity, he oversees the continued growth of TRG’s operations throughout the Western Region. His territory includes all of the TRG operations in Southern California and Colorado as well as the expansion into Northern California, Arizona and other markets within that area of the country.

Prior to his current position, Neil served as Senior Vice President (SVP) and Chief Financial Officer (CFO) for TRG. Before his role with TRG, Neil served as SVP and CFO for NRT Settlement Services. His tenure with Cendant began in 1996, which includes various financial positions within Cendant Mobility.

Prior to joining the Cendant family of companies, Neil was Corporate Controller for TEC/AES, an environmental consulting company located in Southern California.

Neil received both his BA in Business Administration and Accounting and his MBA in Finance and Business Administration from California State University, Fullerton. He is a Certified Management Accountant (CMA) and has over sixteen years of experience in management, finance and operations.

Neil resides in Denver with his wife and two children.




Jay Southworth

Senior Vice President, Chairman & CEO, Independence Title


Jay started in the title industry when he was just 19 years old at an independent title company serving the greater Austin marketplace. Jay learned the title industry and honed his leadership skills over the next two decades serving in various roles as he rose through the ranks ultimately being named President of the company he started at years prior. In 2005 Jay left the role of President of the title company he started his career at and Co-Founded Independence Title with Brian Pitman growing Independence over the next 10 years to become the largest title company in Austin while also expanding operations into San Antonio and Dallas Fort Worth.

Senior Vice President, President & COO, Independence Title


Brian has a long career in the real estate industry starting as a real estate agent and broker. Brian’s real estate career led him into the title industry as manager of operations for a local title company which eventually lead his career to Austin where he became Division President of First American Title Company. In 2005 Brian left First American and Co-Founded Independence Title with Jay Southworth growing Independence over the next 10 years to become the largest title company in Austin while also expanding operations into San Antonio and Dallas Fort Worth. Brian is actively involved in both the Texas Land Title Association (TLTA) as well as  the American Land Title Association (ALTA). Brian was TLTA President in 2010- 11 and has served on various groups within ALTA and is a member of the ALTA Board of Governors from 2013-2015. Brian attended The University of Texas at Austin.
